1. How quickly will you be able to locate a property for me?

How quickly we are able to find a suitable property for you depends on a number of things-

  1. The criteria you selected when registering with us such as the maximum price you are willing to pay, whether pets should be allowed or whether you want a garden or not etc.
  2. Our current property portfolio. This changes continuously and as such we are unable to predict what we will have available in a few days, weeks or months. What we are able to say with confidence is that there will be very high demand for property from July until end September.
  3. The landlord: it is the landlord who ultimately decides whether they will rent the property to you as opposed to someone else.

2. Do you have a waiting list?

We do not have a waiting list. Once we receive an addition to our list of properties we contact all registered clients for whom the criteria they have indicated when registering match. It is then up to the client to decide whether they want to view the house. From our experience, there are usually up to 5 people per viewing.

3. What type of properties do you offer?

Although this varies, we usually offer a range of properties from single student rooms to detached family homes.

4. When and how often do I need to contact your office?

We will contact you once we have found a property which matches your criteria. If you want to keep an eye on our range of properties in the mean time, you can do this via our website. If you have found a property, you can call our office to arrange a viewing

5. What does a property viewing entail?

As soon as a landlord gives us details of a new property we arrange a time when viewings can take place. This is usually in the early evening. We then contact registered clients who we think will be interested in the property. (it is possible that you will be the only person present at any one particular viewing, but it may be the case that up to 5 other candidates are invited to view the property)
Each candidate has between 10 and 20 minutes to view the house, meet the landlord and ask questions if needed. Your decision, be it in the positive or negative, must be made known to us either that same evening or at the very latest the next morning.
The day after the viewing we will forward a list of interested candidates to the landlord. It is then up to the landlord to choose which candidate will become the tenant of the property.

6. How soon after viewing a property will I know if I have been successful?

We aim to let you know the day after the viewing whether you have been chosen by the landlord to rent the property.

7. What are your registration fees?

It will cost you nothing to register with us.

8. What are your transaction fees?

The transaction fee we charge is 80% ex VAT of one months rent including utilities and service costs. This fee is to be paid within 24 hours.

9. What other fees or costs must I take into account?

It is normal practice to pay rent in advance at the start of each month. For example, if your contact begins on the 1st August, you will pay the rent at the end of July- before the start of the next calendar month. Other than paying the rent in advance, you must also consider that you will be liable to pay a deposit, usually the equivalent of one months rent which is to be paid before you move into the property. This deposit is returnable on the condition that you leave the property in the same state as when you moved in.

If we offer housing accommodation with a excluding rent price then the tenant/s is/are obligated to put the contract for the gas, water, electricity, cable and Internet in his/her/their own name.
The costs for these utilities are depending by which utility company the contract will be closed.

Municipal taxes:

Everybody who is living in a Dutch community and registrate there is obligated to pay municipal taxes.
If these municipal taxes are not included in the rent price, you will receive an invoice once a year.
How high these taxes are, is depending on your own personal situation.

11. What are the average rental prices?

  • Single rooms: on average € 300,- including gas water and electricity. It can range from € 200,- incl. or a small room to € 450,- incl for a large room which may have a small kitchen.
  • Studio's / 1-bedroom apartment: from € 450,- including gas water and electricity to € 575,- incl. for a larger studio.
  • 2-bedroom apartment: from € 600,- including gas water and electricity.
  • 3-bedroom apartment: from € 775,- including gas water and electricity.
  • 4-bedroomed house: from € 1000,- including gas water and electricity.
Please note: furnished properties are likely to cost on average € 100 to € 200 more per calendar month on top of the approximate prices quoted above.
